Side-by-side vs. stacked duplex layouts

Side-by-side — each unit gets its own ground-floor entrance, private yard and often a garage; easiest to sell or condo-ize later, but needs a wider lot.
Stacked — one unit above the other shrinks the footprint for a narrow or expensive lot and lowers per-unit cost by sharing more structure.
The right choice depends on lot width, parking rules and your exit strategy — something a custom plan accounts for and a stock plan can't.
