Stock plans don't know you.

A plan drawn for thousands of buyers doesn't know your lot, your family or your budget. Small layout problems become permanent once the slab is poured.

Changes are cheapest on paper.

Moving a wall on a drawing costs nothing. Moving it after framing costs a change order. The review happens at the only moment fixes are free.

Your builder will build what's drawn.

Unclear window callouts, missing clearances and awkward roof lines turn into questions, delays and extras on site. We catch them first.

What we check

40+ checks across 8 areas of your plan.

Every review follows the same checklist our team uses on its own custom plans — so nothing depends on who happens to open your file.

01

Layout & flow

  • Circulation and wasted hallway square footage
  • Room adjacencies and noise separation
  • Split-plan privacy for the primary suite
  • Entry, mudroom and drop-zone logic
  • Sightlines from kitchen to living spaces
02

Room sizes & furniture fit

  • Bed, sofa and dining table clearances
  • Closet depths and usable wall space
  • Door swings that collide or block furniture
  • Garage bay depth for real vehicles
  • Spaces that are oversized for their use
03

Kitchen & baths

  • Work zone and island clearances
  • Landing space beside range, fridge and sink
  • Pantry access from garage or entry
  • Toilet, shower and vanity clearances
  • Plumbing walls that can be stacked or shared
04

Code red flags

  • Emergency escape windows in sleeping rooms
  • Stair rise, run, width and headroom
  • Hall and door widths
  • Guards, landings and level changes
  • Garage-to-house separation
05

Structure & buildability

  • Long spans and missing bearing lines
  • Walls that don’t stack between floors
  • Roof lines that are hard or costly to frame
  • Stair openings and point loads
  • Details a framer will question on site
06

Cost drivers

  • Corners, jogs and bump-outs that add cost
  • Roof complexity vs. the look you want
  • Window count and oversized glass
  • Square footage you pay for but won’t use
  • Simpler alternatives that keep the design intent
07

Windows, doors & schedule

  • Builder-standard callouts (e.g. (3) 2050, 6080)
  • Sill heights vs. counters, tubs and furniture
  • Matching sizes where the elevation needs them
  • Natural light in every habitable room
  • Missing or unclear window and door schedule
08

Comfort & long-term living

  • Sun orientation and west-facing glass
  • Space for HVAC, water heater and chases
  • Attic access and storage
  • Main-floor living for later in life
  • Wider halls and doors where it matters

Example findingsIllustrative
Critical
Bedroom 3 has no escape-size window

Critical
Island is 32″ from the range wall
Shift the island 10″ toward the dining area to reach 42″ of working clearance.
Recommended
64 sq ft of hallway serves only two doors
Fold the hall into a walk-in pantry and open the bedroom wing from the living room.
Recommended
Front windows are two different sizes
Use (3) 2050 on both sides of the entry so the front elevation stays balanced.
Cost-saver
Four roof jogs on the rear elevation

Questions

Before you order

Is this a permit or code approval?

No. This is an advisory design review. We flag common code red flags based on the International Residential Code, but local codes vary and we do not stamp or approve drawings. Your local building department, and a locally licensed engineer or architect where required, have the final say.

Can you review plans bought from Etsy, Houseplans, Architectural Designs or another designer?

Yes. We review plans from any source — online plan stores, Etsy sellers, independent drafters, designers and builders. If you want changes drawn afterward, we work within what your plan license allows.

What files can I upload?

PDF, JPG, PNG or WebP — floor plans, elevations, even a clear phone photo of a printed plan. Up to 6 files, 25 MB each. A hand sketch works for the Quick Review; the Complete Review is best with drawn plans.

I bought a stock plan. Can you review it?

Yes — reviewing a plan you purchased for your own build is exactly what this is for. If you then want changes drawn, we’ll work within what your plan license allows, or design a new custom plan for you.

How fast will I get it?

Within 3 business days of your order. Add Rush (+$79) and we deliver within 2 business days.

What if you don’t find much?

If we can’t identify at least 5 actionable recommendations for your plan, we’ll refund your review fee in full. Most plans have far more.

Can the review fee count toward fixing my plan?

Yes. If you move forward within 14 days, your full review fee is credited toward a Plan Revision (from $299) or a Custom Home Design deposit.
