Custom Barndominium Plans

A full workshop or RV/equipment bay under the same roofline as the living space, split by an insulated wall — the classic barndominium and the hardest layout to buy off the shelf.

One wide-open great room, kitchen and island under a clear span, with bedrooms tucked to one gable end — the most cost-efficient barndo to build.

A tall shell that adds a loft or second floor of bedrooms over part of the plan, buying square footage without widening the slab.

Deep covered porches on one or two sides that soften the metal shell and add real outdoor living — the detail that makes a barndo read as a home.

A second suite or small apartment at the far gable with its own entry — common for families housing parents or generating rental income on acreage.

A smaller living footprint attached to a large working shop or garage — for buyers whose priority is the workspace, with a comfortable home attached.

The appeal of a barndo is a wide, column-free interior. That span — and whether you build it in steel or post-frame — sets the whole structural design and has to be engineered from the start, not chosen at framing.

Where the living wall meets the shop, how tall the shop doors are, and how you move between them is the core of the plan. Get it wrong and you either waste the shop or compromise the home.

Metal shells sweat. A proper barndo plan designs in the right insulation and vapor strategy (often spray foam) so the living space stays comfortable and dry — a common failure point in cheap plans.

Some counties and subdivisions restrict metal buildings or require them to look residential from the road. Your jurisdiction decides what the exterior and setbacks have to be.

Barndos sit on a slab that carries both the home and heavy shop loads. On acreage the plan also has to reserve room and access for well, septic and drives.

Most barndos go up on land without city services, so the plan has to place the well, septic field and electrical service where they actually work with the building.
