What a garage can become

A garage already has a foundation, walls and a roof, which makes it the cheapest space on the lot to turn into living area. The most common conversions:

The 6 problems every garage conversion has to solve

  1. The floor. Garage slabs sit lower than the house and slope toward the door for drainage. The plan has to show how the floor is leveled and insulated — usually a raised wood floor on sleepers or a leveling pour with insulation.
  2. The garage door opening. It gets framed in as a wall with windows, a door or French doors. This is what makes the conversion look like part of the house from the street.
  3. Insulation. Garage walls and ceilings are often uninsulated. Walls, ceiling and floor have to meet energy code for your climate zone.
  4. Heating and cooling. Extend the existing system only if it has capacity; otherwise a ductless mini-split is the common answer.
  5. Egress and light. A bedroom needs a code-sized escape window (see egress requirements). Every habitable room needs natural light and ventilation.
  6. Parking. Many cities require you to replace the covered parking you remove. Check before you design — it can decide the whole project.
If only part of the garage is converted, the wall and door between the remaining garage and the new living space still need fire separation — typically gypsum board on the garage side and a solid or fire-rated door. A garage may not open directly into a sleeping room.

What your conversion plans must show

Most building departments ask for a permit set that includes:

  • Existing and proposed floor plans — so the reviewer sees exactly what changes.
  • Exterior elevation of the new wall where the garage door was.
  • Wall, floor and ceiling sections showing insulation, framing and the floor build-up.
  • Window and door schedule with egress sizes marked.
  • Electrical and mechanical layout — outlets, lighting, smoke and CO alarms, HVAC. Add the MEP update at checkout.
  • Site plan if parking, setbacks or a new entry are involved.

Garage to ADU: the extra rules

An ADU is a full, separate dwelling, so it adds requirements on top of a normal conversion:

  • Zoning — ADUs must be allowed on your lot. Check can I build an ADU on my property?
  • Separate entrance, a full kitchen and a full bathroom.
  • Utilities — plumbing drain routes are often the hardest part in a slab garage, since new lines mean cutting the slab.
  • Separation from the main house for fire and sound where the ADU is attached.

Converting an existing detached garage is often treated more favorably than building new, and many states have eased ADU rules. Confirm with your city before you pay for drawings.

Frequently asked questions

Do I need plans to convert my garage?

Almost always. Turning a garage into living space changes its use, so most jurisdictions require a permit with drawings showing floor, insulation, egress, electrical and mechanical changes.

How much do garage conversion plans cost?

Can you draw conversion plans if I don’t have the original house plans?

Do I have to replace the parking?

It depends on your city. Many require replacement covered or off-street parking when a garage is converted, although several states waive this for ADUs. Check before you design.

Can the garage floor stay as-is?

Rarely. The slab is usually lower than the house and sloped. Plans typically show a raised, insulated floor or a leveling pour so the new room meets the house floor.
