These are the decisions that determine whether your duplex gets permitted, rents well and holds its value.

Zoning & density

Your lot has to be zoned for two units, and many cities set minimum lot size, unit count and coverage limits. Confirming this shapes whether — and how big — the duplex can be before you draw it.

Fire & sound separation

Code requires a rated fire separation between units, and good design adds real sound isolation. Getting the party wall or floor/ceiling assembly right is central to a duplex plan.

Separate utilities
